Dilapidations are those costs incurred by you, the Tenant, in putting a property back into a condition akin to when the lease commenced. As you approach a break clause option or lease expiration date, you should already have taken initial advice pertaining to your potential exposure to dilapidations or reinstatement costs.

Our services include the provision of initial dilapidations estimates, arranging/appraising a schedule of dilapidations, interpreting the lease in relation to dilapidations, advising on the implications of dilapidations legislation including section 18 of the Landlord & Tenant Act 1927, and advising Tenants on whether to carry out the works within the dilapidations schedule, or alternatively negotiating and concluding a cash settlement instead
